I do think sport is an important part of community and makes me remarkably happy. That is why I have been a Bayern Munich member for more than 40 years.

So does the entire nation of Germany, the entire nation of England, many American states and the Green Bay Packers.

And if you recall this discussion started when one of our members thought it worthy to complain about Mandami making a few tickets available for the U.S. Open at a discounted price and I referred to that person as a Scrooge. Why do you think he was so triggered by that community generosity?

I actually thought it was hilarious, given our discussion around a "living wage". Which apparently includes sporting events.

And it wasn't community generosity, it is a use of tax payer dollars. Given the random stabbing that happen in NYC yesterday, I think there could be a better use of those funds.

Sometimes your comments are a bit insightful. This one isn't. You're a lawyer, you're supposed to be an expert at reading things and catching details. Try reading my previous reply a second time.

One thing lawyers are also good at is obfuscation. This you're excelling at with these comments.

So if you re-read my previous post you'll see:

1. I do attend professional sporting events, I've even been to a few of the playoffs, including an NFC championship game here in Phoenix. I've just never been to the Super Bowl, though I certainly would like to. But I won't pay the price they're asking. I've now got to the point that I won't even go to Phoenix Suns games, their prices are just too much for me. It's not because I can't afford it, I just won't pay it. In the end the free market will either adjust to this because demand falls, or it won't because I'm in the significant minority. Either way, I really don't care, my life will be just fine not attending anymore sporting events though I will miss them, just not that much.

2. The issue isn't about whether or not sports are entertaining, they are. Pro sports are also a business. They sell a product that you can choose to purchase or not. They sell a product that the business owners choose to set prices. If they want to set them higher and higher and people continue to pay, so be it. If they set them so high that they start to suffer sales, so be it. If they wish to follow your European hero sports team owners and keep ticket prices lower, so be it. What I absolutely do not wish is for the government to step in and try to artificially affect that market or any other. And before you go down that path, I realize that even the USA gov't gets involved in markets, the whole tariff issue is just one example. Sometimes that is needed, but in entertainment, I think not.

You claim to be conservative here lately, but yet you support the government trying to control the market.....seems very socialist to me.
 
As an example of this. I live about 40 minutes from Aspen. A double wide trailer from the late 70s or 80s starts at about 250k. Space rent for same is over 1k monthly now and goes up yearly.
The cheapest real homes start at about 700k and those are fixer homes that are usually small ones from the 50s to 70s also.
My uncle David bought a lot in Homer Alaska years ago and built a good sized two story cabin on it. Where did he get the lumber? He hauled it up on a trailer from Texas!
What is stopping folks from building their OWN homes in Colorado. What you have described is beyond ridiculous to me.

What is stopping folks from building their OWN homes in Colorado. What you have described is beyond ridiculous to me.

There is a simple home within nearly eyesight of my property that needs some work. They are asking $90k. It would be a charming little place with $20k of elbow grease and some basic upgrades. It's a two bedroom one bath home. Two bedroom, one bath apartments in the region are renting for $2350 a month. Any enterprising person could live in this house for less than rent roll, but it means actually having ownership, accountability, and learning the basic skills of home ownership.

The other direction there was a 2 acre parcel with power/water and a single wide trailer that had a basement/garage/laundry built under it and a huge deck on the back. It sold for $60k. That property could have been barely-livable and someone could tolerate that for two years until they accumulate the money to build a lovely home on the lot since it already had well, septic, and power on site.

Both of these sell for less than a new pickup truck and actually make money, rather than lose money.

People are broke because they make choices to be broke. Lack of work ethic and a generally soft demeanor is the common thread. 40 years ago, everyone contemplating a home would have been willing to get out the paint brush and the hedge trimmer to make a rough looking home charming.

I also really find it detestable that those same people spend their lives trying to convince others it’s a good idea….. Constantly complaining and sniveling about not enough goodies being taken from one part of a population and given to another. Those in that camp really need to broaden their horizons and travel to other places in the world and visit other cultures! I am part of both and live in parts of both worlds among families who literally have nothing- zero! I have never heard them once complain, never, about not getting enough goodies from government or other people. They are happy and we laugh’ a lot together.

“Affordable housing” surrounding the discussion as guided by dead-end commies like Mamdani, El-Sayed, DSA, and most all Dems leading the likes of the followers here like BigEasy is both frightening and sickening. The red-green alliance is most dangerous! Not only they get traction through brainless young Gen Z’s but many older mature brainless as well??? I quit trying to figure it out.

Pics of two tiny houses, housing families we have on our properties in another “world”. One is about 12x12 and one is 8x10. I’ll guarantee if you visited these families today there would be kids running around laughing and playing and you would be invited to share a meal of whatever they have- likely rice, some small fish and maybe a scrambled egg.

In some areas the land itself is prohibitive. In my area houses on .2-.3 acre lots are selling for just under $1 million and being torn down for new construction. Basically land is worth just shy of $4 million and acre. Then you have demolition and construction costs.

I subscribe to a YouTube channel called the Cobra King. He's a snake catcher on Luzon Island. Ive seen him pull Cobra's out of many of those little shanty homes in rural areas.

A friend of mine did this for his vacation home in NC built a simple two story 20x20 cabin. Though he has been semi retired for the better part of 15 years. He would go a month at a time and work on it.
I think about doing it for a small hunting cabin in the north ga mountains something very simple that me and my boys can build together for small hunting and fishing retreat.
I would think though the challenge for most would be depending on state they may have different zoning laws, skill to build a house and time to build a house. Although I have seen quite a few people out west and even in areas of Florida who built tiny homes from watching YouTube so if your single or just a young couple and there is a will there is a way.

I know if I was starting over I’d consider it. Or consider finding the safest small town market that I could reasonably find work or build a business. Covid money printing threw this country so out of wack. I watched homes in Jacksonville and Amelia island that were 350-400 pre covid shoot up to 1mil-2 mil and not come back down.
Homes in the ga mountains that i loved were 175-250 became 500-750k all while doubling rates.
Inflation is slowly eroding those prices but I doubt they will ever fall or come down to any reasonable metric.

This may be true, but it’s like arguing that you can’t eat in my old town because the restaurants are so expensive. Yes, they were steak and lobster restaurants.

If things are too expensive move. Also save more.

I wanted a lake house in the town I grew up in. They started at $4m and ranged out to $300m. I settled for a house on a river for far less, but it’s 5 hours away from my “ideal” location. Live within one’s means.

I remember first starting out I had to live in a crappy town and my commute was 3-4 hours a day to the office. That’s what it took to run a department in my early 20s. I couldn’t afford to live closer and I refused to work conveniently for 1/4 the pay.

Choices.

My son just put a large modular on property we already own.
The home is 1700 sf.
the home cost, foundation, septic system and hooking up gas, electricity, and running lines to the well his loan came in at 330k.
And like I said that's owning the land and setting a prefab home.
The home itself was 220k
Then set up and everything else that goes with it.
They left a mess as far as dirt piles and landscaping and were currently spending another 5k for that to have done.
No porches or lawn just the home itself for that price.
My ex wife bought a 1400 sf house in silt, Co last year for 470k with her son so she can afford it and thinks she got a great deal.

Choices.
I'm not going to belabor this but not all choices are equal. Someone starting out in my industry who works hard is going to make a very good living. But if things continue on the trajectory they are very few will be able to save enough to get on the home ownership bandwagon. The prices of homes, including small condos in bad areas, are increasing at a pace that very very few will be able to match with their savings. Even a multi-hour commute doesn't solve the problem, and this line of work has a very strong social element to it. If they aren't attending the evening social events etc. they aren't making the connections that will make them valuable to future employers.

Most of them don't own a car and a long commute would add that to the cost calculation and commuting costs would wipe out a significant portion of the living savings.

I'm not in any way doubting your experience, but you shouldn't assume that what worked in your life is directly applicable to everyone in every part of the country in every industry. It benefits us all to acknowledge that different areas have different challenges. In my area home ownership is a very big challenge.

Hell it’s $250 per square foot in my area to build, land is 100k per acre depending on location, my neighbor practically lives in a doghouse, but it sits on 150 acres of prime river frontage and I-10 frontage, which baffles me that he lives in a shack and could sell /lease
A small piece of the land near the highway for millions and retire from water well drilling and hay farming, but to each their own!
my sister just sold her house in California ( a 2-1) for 3 million, this country has gone nuts imo

I can’t comment on his actions from a military perspective, however, he fails as a man. Any adult that mocks online an adolescent for choosing to join the cadets is a failure as a man, never mind someone in his position. There is just something so viscerally offensive about watching a man in his position demean a person who is so defenceless and has acted to serve her country. You conveniently left out that a place like that likely would not pass inspection, and therefore would not qualify for a mortgage. So the buyer would need $90k in cash, plus closing costs, plus the money to fix it up. Assuming your $20k estimate is correct (i doubt), then that’s $115k in cash. Do you think that people who are renting have generally have $115k in cash? If they did, they wouldn't be renting.

How old was the mobile? It’s very difficult to get a loan for a property with an old mobile on it. So once again, a cash only situation. Both of your solutions lack massive amounts of context.
