For a while, my wife and I had been discussing/planning on buying some land to have a little piece of dirt we can call it our own. So, after months of looking in Middle Georgia, and not liking the areas, or the prices, she finally found 26 acres about 35 minutes from our house. We went and looked it with the realtor, and my wife fell in love with the property from the moment she saw it. To top it off two deer jump off the bush and greeted us as we walked in the area.

We did a survey and everything checked out good. The property has a single wide (she is looking forward to fixing it, her HGTV project), a 3/4 of an acre spring fed pond (with big bass in it from what the neighbor has told me). It has two wells, electricity, and a septic tank already in the area. We've seen deer every day we've been there and that is a great sign. There are about 3 acres that are cleared, and the rest is a combination of hard wood with some scattered pines. I noticed a lot of oak trees, and some very mature trees, which will feed/keep the deer in the area. We need to clear the area from overgrown (not managed) grass and try to keep it looking clean. There are some mature peach and pear trees on the property already.

Yesterday we did the closing, and in 5 years this land will be ours. To say that we are excited is an understatement. I know 26 acres it's not much, but with the cost of land, this was enough for us to enjoy and hopefully pass it on to our kids or grandkids. Wish us luck in our new adventure. :)

That’s awesome! Very relaxing to have a piece of property to “play” with. Maybe with a little more clearing you’ll get some of those famous Georgia quail in there too. Congrats
 
Congrats! Why the five year wait?
 
Yes, having the utilities in place, and having 3 acres cleared did saved me some money. And that is something we were looking at, and we believe we lucked out.

I hope there are some quails in the area. I'll have to keep an eye out and see. There seem to be a lot of natural food source for the deer, so that is good.

Ohhhhh! Gotcha. I was thinking you couldn’t do anything with it for five years.

I bet it looks a lot better now that all the leaves are out. We live on 8 acres in the middle of nowhere, and the winter/summer difference is a stark contrast.
 
Is that the Okmulgee River to your north?

Yes it is. There is potential for flooding, so nothing permanent will be built in the area. Probably why the trailer is set up higher than normal. One neighbor who has been in the area for 15+ years, showed me up to where the water comes up when it floods, and the trailer is in a bit of high spot and the water has not reached that area in those 15 years.

Yes sir I am, and I'm planning on getting a jump start early in the season. (y)
 
I don’t know if your a fisherman but you have a very unique opportunity to catch shoal bass in the Okmulgee. They are a scaled down version of a smallmouth and have a very limited range plus are great fighters. Catch bass for fun and red breasted sunfish for the frying pan. Many good times to be had!
 
Thank you for the tip. Unfortunately, I will not have access to the river from my property. However, in town there is a small park with access to the river, and my wife and I were making plans to take my granddaughter there to do a little fishing. So, we'll see how it goes. She'll be here next month. :)

Congratulations on your purchase. To me there is very little that is as rewarding as owning your own place. I’m always surprised that more people Don’t strive to do what you just did.
 
Congrats on the land purchase. Buying land has been one of the best finical choices I’ve ever made. Owning land is a lot of work but it is a labor of love, most of the time. I’ve got a bit of experience managing fish ponds so feel free to give me a shout if you want to chat about growing big fish. So happy for y’all.

We are going to keep the trailer and not build anything permanent. We wanted at first, but we like where we currently live, and it would be too far for my wife to travel to work every day. Yes, the potential for flooding is also a factor.

Not sure your price range. Have a 375 H&H with a muzzle brake. Nice rifle only fired a few times. Also a Mossberg 375 Ruger its been used and shows a few hunts on it.
