Thank you! We used to hunt in Dooley County, my friend in-laws had their farm there and they sold it last year. :cautious:
 
It's my #1 priority & life goal to own "as much acreage" as I can fiscally acquire after selling off all my investment assets, I want to be able to simultaneously live on it, live off it & profit ON it by moving my business too it as well, so I can live, work & play all at 'home'.

In my spare time, when I get a moment, I'll "digitally landscape" or "note down" aspects that I want/need upon the land & share it with my agents, it's the perfect life in my mind & worth sacrificing absolutely everything to achieve.

Question though? When are you going to introduce some Gators to the pond :D

Seriously, that place outside Mobile, AL made me smile every time I drove by. The owners took pride in what they had. The lawn looked better than mine and someone was always working on something on that place.

20+ acres is a perfect size for a weekend get away. You will be able to see progress and it shouldn't seem overly burdensome. You may bump some of the deer if there is a lot of activity, but perhaps not. I have a friend outside Athens who own right at 12 acres and his kids kill deer every year with their bows (and they are there quite frequently).

Edit: There is something very satisfying about killing deer on your own place. The caveat is you may turn into an old man (like I did) prematurely. I purchased a beautiful ranch in the Texas hill country with my dad in 2004. I don't think I have shot a deer there since I turned 40. Again, premature old man syndrome. We have free range deer in the 150 range (topping at 160s when April rains are ideal etc.), but I have not shot one in many moons. My 17 year old son still is mad at them, but all I kill is pigs. I love watching the deer, but when you get to know them by name (heck, I won't even shoot a "new" deer showing in the rut), you learn to enjoy just watching them (and hoping your neighbors don't whack them if they stray). :-)

I’m in the stages of “Old man” on my place also. (Regarding the killing of bucks)

At first I made the killing harder by switching to recurves and longbows. Then made Selfbows to hunt with. I allowed Wife, Daughter and Son in Law. And friends kids to shoot bucks.

I usually just kill does with my bows.

Now I require they mount any buck shot. At $500-$750 per mount they think twice before shooting.

I’ve owned 6 or so elk hunting pieces of land out of my state and did not get to use them enough. Luckily I made money on each sale. The closer to home the better.

So very true!!! When I had my larger piece of land I bought JD 4WD tractor and all the fixings, cutter, tiller, planter, harrow and seeder with spreader. Now I only keep the cutter given I don’t plant anymore. At one time I also bought a JD 450 crawler to clear 7 acres for more food plots. Boy toys lol!!!
 
You can't have property, and not have a JD or a Kubota. I have a 25 horse diesel JD on my property in FL, with a backhoe and front loader. You're going to need tilling and mowing attachments, especially if you want to do food plots, but it's all part of the fun.

All my tools and equipment are in a SeaLand shipping container I bought just for that purpose. Cheaper than any shed or metal building you can buy, and keeps critters and thieves from stealing expensive gear.

Care to spill any easy secret to growing big fish? I have a 5 acre pond with really nice crappie, and a bunch of middling large mouth bass. Love to have bigger bass

Congratulations @PARA45. That 26-acre parcel is just the right size and backing up to that larger piece of woods behind you is a perfect setup.

There is something truly special about your own piece of land. Not just being there, but the feeling of connected openness with nature.
Those that know are blessed. Those that don't know are missing out.

I've never met anyone that bought or inherited property that regrets the time and effort to make it a little better corner of the Good Lords creation.
Knowing my father and grandfather working their land, I believe it will add years to life.
Your granddaughter will love the time with y'all there.

You married a great woman; she found this land and suggested a shooting range!

I'm a Georgian, who has spent some time in that area. Probably the best deer hunting in the state.


26 acres is more than enough in that area of the state for a couple of hunters. (Dang, I only own 16 in the mountains, and I've seen 41 deer at one time on my land!)

I believe you can get triploid crappie , they are unable to reproduce, so it’s basically put and take even though the crappie will compete with smaller bass.
Like you stated, the key to having a trophy bass pond is keeping the population in check. Lots of people refuse to kill enough bass.

Not sure your price range. Have a 375 H&H with a muzzle brake. Nice rifle only fired a few times. Also a Mossberg 375 Ruger its been used and shows a few hunts on it.
