We bought some land

For a while, my wife and I had been discussing/planning on buying some land to have a little piece of dirt we can call it our own. So, after months of looking in Middle Georgia, and not liking the areas, or the prices, she finally found 26 acres about 35 minutes from our house. We went and looked it with the realtor, and my wife fell in love with the property from the moment she saw it. To top it off two deer jump off the bush and greeted us as we walked in the area.

We did a survey and everything checked out good. The property has a single wide (she is looking forward to fixing it, her HGTV project), a 3/4 of an acre spring fed pond (with big bass in it from what the neighbor has told me). It has two wells, electricity, and a septic tank already in the area. We've seen deer every day we've been there and that is a great sign. There are about 3 acres that are cleared, and the rest is a combination of hard wood with some scattered pines. I noticed a lot of oak trees, and some very mature trees, which will feed/keep the deer in the area. We need to clear the area from overgrown (not managed) grass and try to keep it looking clean. There are some mature peach and pear trees on the property already.

Yesterday we did the closing, and in 5 years this land will be ours. To say that we are excited is an understatement. I know 26 acres it's not much, but with the cost of land, this was enough for us to enjoy and hopefully pass it on to our kids or grandkids. Wish us luck in our new adventure. :)

FANTASTIC AND CONGRATULATIONS!!!!! My wife and I own 40 acres in Pine Mountain GA with a little cottage on it and we enjoy it as you will enjoy yours!!! Nothing like having your own shooting area for big bores that shooting ranges just cannot accomidate.

@Hunt anything, I’ve been working closely with a group called Peach State Land and Water. It is a husband and wife team that are both wildlife biologists. They’ve helped me manage several different ponds since 2017. I’ve had great success following their recommendations over the years. I grew a 10.3 lb bass in 5 years.

Most recently when I bought my property in 2021, I had a 4 acre pond that was brand new, a blank canvas so to speak, following the plan we developed, I am already catching bass over 5 lbs after stocking 1 inch fry in June of 2022.

So no formal training, just practical experience gained with working with them over the years.

Care to spill any easy secret to growing big fish? I have a 5 acre pond with really nice crappie, and a bunch of middling large mouth bass. Love to have bigger bass

Hey don't discount having a good crappie pond. Honestly, that's a great accomplishment. Besides, we don't really kill big bass but everyone loves to eat 1-2 lb crappie.

I'm headed to OK this weekend to fish with a friend who is a crappie guide. Great eating and good fun.
 
@BB416, probably not going to want to hear this but if you want big bass, take all of the crappie out. They are not reliable spawners and take much more from the food chain than they contribute. They also directly compete for the same forage as young bass. In my talks with my fisheries biologist buddy, crappie should only be in ponds/lakes of at least 25 acres to not negatively impact the bass, bluegill and shellcracker populations.

Have your water tested and lime and fertilize your pond at recommended rates, based on your water tests. Proper fertilization is critical in increasing your carrying capacity of your pond/lake. Depending on where your pond is located, supplementing the forage base with thread fin shad can really make a difference. Also, having a feeder that can feed 2-3 times a day, a high quality fish food can also make a big difference. One feeder per 4-5 acres of pond.

Also, you have to remove lots of smaller bass every year to allow the others to grow up big. In my 4 acre pond, I take out 75-100 bass a year. Makes for lots of good fish fries. Congratulations on your purchase! I know what you mean about finding land in Georgia. Prices have gone through the roof, but that's everywhere I suppose.
 
It's not always how much land you own, but what it backs up to! Have a friend with 15 acres in the shape of a tongue straight into a 3500 acre deer managed parcel. His feeders pull deer over the low fence constantly.
Great thing about creek fishing--creeks restock themselves up and down their run! Spotted bass are sporting and good eating.

Congratulations. - you will always have something that needs doing. We did the same move 10 years ago to Saint Helens, Oregon.. We love our place and so do our dogs. Not lacking for chores to do.
 
It is very important to have your own tract of land. I too just bought a small tract (was family land that went to my cousin but borders my parents current property) anyway I already put up a deer stand and clearing a spot to plant for ducks.
There is about 1000 acres of thick deer woods behind me so should be good come deer season.
A man needs a place he can go and shoot and frolic when he wants to.

Congratulations! Looks like a great place. I too am looking for some real estate in Texas and Louisiana. Enjoy it!

Not sure your price range. Have a 375 H&H with a muzzle brake. Nice rifle only fired a few times. Also a Mossberg 375 Ruger its been used and shows a few hunts on it.
