One of the sad things I saw in the Cobra King videos, is a young boy in a coffin that was bitten by a Cobra. Many Filipinos cant afford hospital care, and many of the healthcare or rural hospitals may or may not have antivenom.

Although I have seen quite a few people out west and even in areas of Florida who built tiny homes from watching YouTube so if your single or just a young couple and there is a will there is a way.
Correct, it's not about being lazy, or entitled, or limited by imagination or skill like many of the kool-aid drinkers claim. It's money. The reason why they can build the tiny house is that they have the cash for that.

I'm sorry that you can't accept the premise of a basic math problem. Several on here have the same affliction. Don't feel bad, as many Americans are math confounded. If you stop consuming the right-wing media for a while, the fog of propaganda may lift, and your faculties will return to you.
 
I just watched an interview of Czech president Pavel on BBC. Now that guy is the definition of a statesman. Though his accent was steep, his articulation of English is heads and shoulders above Trump. As is his intellectual capacity. I listen to this guy and our Canadian prime minister, then I watch Trump babble like a child during his press conferences, dropping F bombs and calling people names ... this is what exemplifies America today? Disgusting.

Had you asked this question 30 years ago I would have said no!. Many things has changed since then to another norm accepted by most now. Whether its a result of the a binary mindset or a sign of biblical endtimes where love grow cold among people we`ll see.

My basic math is pretty solid, you just ignored the concept that you trap your mind in a perpetual state of victimhood for yourself and others, rather than acknowledging opportunity is everywhere.

Particular to the example I gave of a house right by me that is for sale for $90k and needs $20k of work to be "nice", you said it was impossible, it wouldn't be able to be financed, the buyer would never come up with a down payment, etc.

I'll give you the math since you think I somehow overlook the math:

Best alternative living situation is apartments in my area that cost $2350 a month. To get that apartment, you need good credit, first and last month's rent, and the security deposit. $2350x3= $7050 to start your journey as an apartment slave.

I would buy that house for anyone that wants it and cannot get a mortgage if they have no criminal history and a 640 credit score. I'd do a land contract on it so if they fail, they are out on their ass in 60 days with no foreclosure proceedings. Prevailing 30 year mortgage rates are 7%, I'd want the risk premium of a 10% APR amortized over 30 years on a 3 year balloon. I'd finance the $20k of enhancement money as well on a draw schedule.

That would cost the land contract buyer $903.46 per month, rather than $2350 per month. As soon as they do the improvements, they'll have the equity to go get a conforming loan for even less money than my vig. If they save a paltry $100 a month of the savings into the S&P for 20 years, they also happen to be a millionaire over that time span.

I know 50 private investors that would take this deal and extend it to anyone that has a job. We like 10% loans with secured capital via a land contract. The local banks and credit unions in my area would probably take the deal at better rates, cutting me out of the deal completely.

What does it take to accomplish this American dream? Our local gas station chain is like a miniature Buc-ees and they are offering 2nd and 3rd shift assistant manager positions at $60,000 a year salary, health benefits, and 40% profit sharing. They cannot find anyone with the interest in the role which requires simply being organized, polite, happy, and showing up on time. That's a take-home pay of $4000 a month and their housing costs are 25% of their take-home pay, a gold standard for solid financial basis.

This is basic math and how to get ahead in life.

I’m planning on doing somthing similar with a property adjacent to mine. It belongs to to elderly brothers neither of which live in the house. It was their parents place and they inherited it. They are thinking of selling but the bank will not give anyone a mortgage on it as it has a stacked stone foundation ( not mortared) and only a sixty amp fuse entrance. I’m going to make them an offer on it.

I have more selfish reasons than your returns in mind however, I’m buying it one to cut the land off the property to add to my land holdings. When I resell the property after having the electricity brought up to code and forming and pouring a basement. And two I’m going to have a resale clause written into the contract whereby if the person or persons I sell it too ever choose to resell it it must be offered back to me at purchase price.

This will allow me to sell it at well below market price and choose my neighbour's and have the kind of people I want in the village for neighbours and I can be assured it will not be bought just to be flipped as I have the buyback clause.

Who the sweet Christ would ever take a deal like this. This negates the whole point of buying vs renting, which is equity.

Depends on the buyer. It appears that money/profit means nothing to the seller, who his neighbor is means everything. I think a good intentioned person that came to him and countered with "deal, but I reserve the right to sell after X years, or my passing/infirm years, or your passing" would probably get a handshake deal.

I can speak for my own self that I don't want slums in my neighborhood and I don't want bad neighbors. It leads me to make mediocre investments in other people to ensure that I'm improving the region as a whole. I suspect @Tubby’s Canteen is not concerned with a sale of $1 or $100,000, he's concerned with the quality and character of his community and is willing to diminish profit to achieve those goals.

If anyone knows a wholesome, struggling Christian family trying to get ahead, put them in touch with me and I'll probably play their banker at wholesale rates to gentrify my county at a loss.

ballsy move on Norways part.. Im glad to see they did it.. Russias next move will be interesting.. they certainly wont attack Norway.. their military is already struggling to sustain the fight in Ukraine.. they cant afford another front financially or militarily... my guess is they bitch about it a little bit.. and then hope it disappears in the press and no one talks about it anymore..

which might motivate Norway and other European countries to move even further against Russia...
 
The land is literally worth more to me than the house and the acre or so I’m going to cut off and leave with the property, so to answer your question @Aaron N the potential buyers will probably be an older couple who want a place with an ocean view to spend their golden years for the cost of a basement and an electrical upgrade. A basement mind you I’m going to form and pour myself so I’d say in the ballpark of 35k all in.

It’s worth the labour investment to me for the piece of mind of knowing I won’t have neighbors raise hell over the machinery I run in the yard and the butchering I do. Last thing I want is the Mounties being called every time I start a c4 Skidder and a Detroit screams a little loud or I fire a shot in the barn to hang something up.

The land will pay me back for my original monetary investment so I’d mostly be looking to recoup whatever I had to put into the house itself to make it buyable. As it stands from a financial point of view the house is a negative on the property value currently.

I’m blessed to live in a small village (8 houses) where all of my neighbors are either family or multiple generations of neighbors that are treated like family. I was raised by this village and I’m the only younger person that came out of it that stuck around my neighbours are elderly. I’m very protective of who I want living around what is essentially my extended family.
 
The smallest new single family home built by me is 1,978 SF. That's the problem. The supply of single family starter homes decreases every year.
My first home in 1982, a 1300sf home with a two car garage, was $85K on a FHA245A negative amortization loan. We closed at 14 percent after it came down from 16 percent. A year earlier, the next door neighbor closed at 16 percent after it came down from 18 percent. We struggled to come up with a down payment of $5K but we did it. According to the online US Inflation calculator, that $85K would be $294K in today’s dollars. Crazy times back then and a LOT of people including a couple I knew lost their homes due to those 245A loans. But at the time it was the only way to afford a down payment for a home. I don’t know how people afford it now, especially with much larger and costly first homes.
