For sale dream Central Minnesota outdoor property. Only a coulple miles from World famous Mille Lacs lake as well as many smaller lakes and streams. Covered in prime Whitetail, Black Bear, Turkey, Ruffed Grouse, woodcock, Pheasant, squirrel, rabbit, wood duck, other waterfowl including many various ducks, canadian geese, swan, sandhill crane habitat. 160 acres with currently about 35 acres tillable most seeded to hay crops and about 8 acres corn. All 35 acres suitable for corn. On the end of dead end road it is very private surrounded by forest and closest neighbors are almost a mile away. 3948 sq ft, Half log sided 4 bed, 3 bath with great room and 2 story floor to ceiling stone fireplace. Built in 2005 this house is very tight and the quitest house I've ever lived in. Guests say they never slept better. There are currently no conservation easements. This property is as open to building or using the property as a buyer wishes as can be found in Minnesota. There are utility line easements however unlike many properties in Minnesota there are no forest or other easements or special restrictions in place. However if a buyer wishes to do so this property would qualify and those could provide income and/or lower taxes. Having moved to Texas do not currently qualify for Homestead Property Tax Credits however a buyer may, especially if living there.

We are asking $1,395,000.00. Must have proof of funds or letter of credit pre-approval prior to showing. For AH members who contact us directly we have negotiated an exception to some of the Agent Commission plus will add some extra discount. This area has some of the best groomed Snowmobile and ATV trails available. It is truly an Outdoor Enthusiast's dream location. Mille Lacs Lake is famous for walleye fishing but has become a World Class trophy Musky and Smallmouth lake as well.
 
Of the 4 bedrooms and 3 baths, the master suite includes a full master bath with Jacuzzi style double tub, walk in shower, and double sinks on the ground floor. Full ground floor living. A half bath between the main double door entry and kitchen.

Upstairs is an open loft/landing area where I had an extra table set up, and later filled it with taxidermy pedestals. There is a good sized bedroom with two closets that I used as an office. That room could easily accommodate 3 beds. It would also make a fantastic luxury deer and turkey stand, as well as facing the shooting range. I have sighted rifles in from the East window in winter when I didn't care to take a new rifle out in the snow;)

Then a hallway with a 3/4 bath with walk in shower. Two hall closets across from the bunk room with 4 built in bunk beds. Then at the end of the hall is a large room over the garage with a closet and a door to an outside staircase. This room qualities as the 4th bedroom but was a game room with a pool table and large screen TV. It can also serve as the second best deer and turkey stand inside the house:) I've never shot a deer frim these rooms but have certainly had many opportunities!

The house does have high speed fiber internet connection.
 
In 2024 Gina and I did not have time to hunt the property. This is in the Minnesota deere area where the standard rifle season includes 3 weekends instead of two. So I let an employee of my brother's and his son hunt the last day in exchange for helping us load the rhino and some other taxidermy. They only hunted the one day with zero scouting but each got a nice buck which had shown up on a neighbor's trail camera. I didn't even have cameras out last year.

A bear I got just before our wedding in 2021. There was a bigger one on camera but I took this one when presented a chance as pretty short on time getting ready for the wedding and 5 weeks gone on our Honeymoon to Tanzania;)

Damn I hate being poor! My wife is from up that way, in Crosby, MN. Her dad lives up there still and we drive to Boones Fine Guns on the south side of Mille Lacs.
Boones is another reason to buy our place! As are the many great little Bar and Grill's around the lake;)

And doesn't Crosby have those mountain bike trails and mine pit trout fisheries?

I do know it has our favorite dog veterinarian :)

My Louisiana bride of nearly 40 years barely tolerated me buying some land, way up north in Oklahoma. Minnesota is a bridge too far! Good luck with the sale.
