Invest in Botswana

I know its beside the point but average in the Waterberg is around R8000 - R15 000 a hectare. Rough indeed.

Well when we got to really looking this is what we found, so just for comparison:

Namibia

35,000 acres
within 90 minutes of Windhoek airport
Lodge
outbuildings
airstrip
live water frontage
multiple well bores

If the pictures are accurate some nice wildlife

asking $900,000 USD and my feeling is they would take 8 -something

When it works it seems to work real good when it doesn't, you were glad you were in the ones that worked real good because that's about how you are going to stay even.

The big question we couldn't answer is after you hunt and the season is over, what in H*** do you do with the place.

Place like that is not like a condo, can't hardly turn the key in the door and just say "see ya next season"

the contrary opinion, and this is what investors are going to look at I think

$1.6 mil, in the bank at 5% avg and you can spend $200,000/ for 10 years or $120,000/20 years hunting

It's like this, people buy million dollar homes on the water (lake, ocean or river) all the time, however, people do not buy million dollar homes on the water just because they like to fish, because obviously:

a) you don't need a million dollar home to go fishing,
b) owning a million dollar home does not get you closer to the fish or make you a better fisherman

ergo, you fish because you enjoy fishing and you own a waterfront home just because you want to. The two acts are neither mutually exclusive nor collective.
 
One thing I know for sure is that if I should invest in a hunting property. Then I would buy it so I and my family could own it forever.
Secondly would I never share the ownership with many other people. Best would be totally alone or maximum with one good friend if that was needed to afford to buy it.

If I am lucky to win big in Lotto, then I will start looking for something in SA or Namibia :)
 
I like your analysis Second Wind. Run into too many that get emotional on recreation and totally loose sight of reality.
 
Maybe my math are not adding up, but 60000 ha for 30 shares, give 2000 ha per shareholder.
1.65 mill $ are roughly 8 mill rand which give a price at 4000 R per ha.
That is actually not so bad compared to other offers, if I understand correct, that the invest will be used for building lodges.

I seen that land in Namibia before. Sounds like a good deal but how do you manage it from a foreign country? The place I hunted on was bigger but he had about 20 workers. YOu would almost have to live there and learn how to speak African. I live on a farm in Kansas but managing a farm in Kansas is not like Namibia. YOu would also have the risk of the government taking back the land. It has happened elswhere.

I posted the basic info regarding the project to test the field regarding interest in the development from a hunters perspective, especial people who are veteran hunters in Africa and other countries. As far as the development goes, everything is still as I projected it on the forum, but I seems to be crucified for not presenting the whole thing professionally enough ext. But my whole idea was just to put it in your midst, to think about it, and if you are interested at all, I will contact you later with a full proposal. At this stage I see it as a slap in my face, for just trying to explain the basic business opportunity to you. This forum was not supposed to be my full marketing proposal, I was just giving basic info on the projects. I am not sure what you mean by " with your statement ". What don t you understand about my statement ? I said, " I do not expect even one investor to surface through this website " meaning, that this was not a full and proper proposal that I launched on this website, and therefor I do not foresee too many people getting excited about the proposed development. No slap in nobody's face. All I wanted to know was, if there might be people interested in this project, with whom I can at a later stage make contact, and present them with a full and proper proposal.
 
Well I cant speak for the rest, but I didnt feel any slap in the face. Its quite obvious that anyone willing to do this kind of investment will not do it openly on the internet. What pm you get Hein is another thing.

I allways like to refere to documentation or sites when some excamples like this are used. Just my opinion.
 
A lot of truth in what you say. But firstly, any land in Namibia that comes up for sale, the government has the first option to buy the land. It is extremely difficult for any foreigner to buy farm land in Namibia. Botswana is politically very stable, with an excellent economy, Excellent leadership, and the chance to loose your farm in Botswana is basically nil. I have lost my farm in South Africa, so been there, done that. What i propose is a lifestyle project, exclusivity, privacy, in a secure environment. You will be able to visit your place at any time for as long as you want. The management team on the farm will be looking after your investment, and can for that matter rent it out for you to tourists, to generate an income as well from your investment. I think if the people who are interested in this venture, see the full proposal eventually, they might decide to acquire
one of the 30 spots available, maybe because of the hunting possibilities, or just for the lifestyle and privacy or as you said, just because they want to have a place there. I agree, you do not buy a cow if you want to drink a glass of milk. But, exclusivity also seems to have a price people are willing to pay real money for.

As soon as all my proposals are in place, I will be glad to present it to you, just for interest sake, even if you are not interested in investing, just to get your input regarding possible changes and marketing. I like positive people !!
 
My only concern as a investor...which I am not, is this. How do 30 investors share the same vision of the property? It's super hard to find people that think the same and share the same vision for the greater good of everyone involved in a property investment. It seems like a risky investment.

I want to break this to everyone just as gently as possible

I have and for that matter still am in a number of foreign land syndication deals

They are all awkward at first, involve a lot of local on the ground type of support and more lawyers that you ever want to see assembled in one room outside of the US supreme court

Hein, based on my experience I think you have a hook but I don't see it set properly to attract the prospects you will eventually want to close.

Some here wish and hope and fantasize but where the rubber meets the road all the romance goes away and the accountants and lawyers take over. remember that and where you heard it

This is not about the glamor of Africa or hunting or pride of ownership, this is about money and the numbers. Nothing more.

Thanks Spike, appreciate your insight, I do believe in an old Chinese philosophy " A wise man can learn more from a foolish question, than a fool can learn from a wise answer" If I am the fool or the wise man ? Time only will tell.
